The Process

How we recover your surplus funds

Four straightforward steps. We handle the heavy lifting, and you pay nothing until your money is in hand.

1

We find you

We research public foreclosure and court records to identify properties that sold for a surplus — then we reach out to the rightful claimant: the former owner, or in many cases, their heirs.

2

We verify your claim

We confirm you're the rightful party and gather the documentation the court requires — proof of ownership, identity, and (for heirs) estate or succession records. Our founder's audit background means the paperwork is done right the first time.

3

We file & pursue recovery

We prepare and submit the claim to the appropriate Illinois court or the State Treasurer's unclaimed property program, then follow up persistently until it's processed. You stay informed at every stage.

4

You get paid

Once the funds are released, you receive your share. Our fee — agreed in writing up front — is the only cost, and it comes out of the recovery. No recovery, no fee.

No risk to you

You never pay out of pocket

Our entire fee is contingent on success. If we don't recover your surplus, you owe us nothing — no consultation fee, no paperwork fee, no hidden charges. When we do recover, our agreed fee of 20–30% comes directly out of the funds, and never exceeds the maximum allowed under Illinois law.

✓ No upfront cost ✓ Written agreement before you commit ✓ Fee capped at the legal limit
You always have a choice. You may be able to claim surplus funds yourself, directly through the court or the Illinois State Treasurer, at little or no cost. We earn our fee by doing the research, documentation, and follow-through so you don't have to. We'll explain your options honestly during your free consultation.
